My lease is up April 1st unless I can replace my two roommates moving back to the burbs, I know you said lake view/Lincoln park but this place is gorgeous and huge 3 bed 2 and a half bath. close to 2000 sq feet. I hate that i cant stay. stainless steel appliances, all rooms are large with large closets. its a single family home with all bedrooms and two full bathrooms on top level as well. original stained glass on on front facing bedroom window. master is huge probably 15 by 15, not including the jacuzzi tub and seperate marble shower. double sinks in the master. Currently rent was 2300, utilities never more that 100 even in winter. there is a garden apt, super nice 33yr old teacher.

landlord is awesome, when the furnace motor went out while we were gone, after walking me through a reset that didnt work he raced over and put in a new motor. its a steal, the place next door thats a little bigger is going for 3500. The only reason im offering this because my landlord was so nice, and i hope the place goes to younger fun people. its a great area by damen and armitage on a permit free street parking that always has spots. central heat, window unit AC.

i have some pics i took when i moved in if anyone is interested, shoot me a pm. no move in fee, as long as you have stable employment and no bad marks youre fine. i dont think we paid anything but a security deposit and first months rent to take the place. address is 2100 block of dickens ave. close to everything and freeway access. 5 min walk from blue line, and 12 min walk from clybourn metra trains that go to both union station and ogilvie. i did the reverse commute to the suburbs so i know how much the 2 hours a day sucks.
