ETFs are at best a long term play, in which case I prefer property as a long term play over ETFs.

Everyone and their grandmother owns an ETF. If you truly look into it, no one gets rich from investing in ETFs on the stock market. People that make money on any market makes it quick and fast with individual picks not ETFs.

My honest opinion on ETFs is they are for people that don't know what they are doing. The whole selling point of ETFs is that they are "well balanced" and diversified but the truth is it goes to shit like everything else when the market plummets. ETFs have their place only because interest rates from banks have been shit for two decades.

TLDR, look at an investment property rather than an ETF. I don't need to tell you, but location is key. A crappy hole in the wall apartment in the city can provide infinitely better returns than a mansion in the bush.
