After 6 years and 4 apartments, all with asshole landlords, we saved enough to buy a house with an apartment we can rent to someone...

Its sort of like that, but my situation is sort of unique- I am charging around %60 of market rate currently in a VERY high demand market, in exchange for tenants being willing to live in a building that I am slowly renovating and improving. I am extremely easy going- no security deposits, no long term leases- if they dont like it, they can leave anytime. In return for extremely cheap rent, I just dont want to be nagged about every little thing while the building transitions. Yeah, ok, your shower doesnt have the greatest water pressure right now- but you are paying $300 a month, all utilities included, for your own place in a city where 1 bedrooms are going for $700+. Deal with it. Did you notice that I stripped all the wood in your unit? That I replastered the walls so they are nice and smooth? That I am doing tons of aesthetic things that a landlord would normally not bother or care to do, because I want to make apts that I myself would want to live in?

As a result of this sort of informal condition, I have a few young tenants who seem to think that it is THEIR building, that they can do whatever they because it sort of has a hotel chelsea vibe, and all the tenants are friends with each other.

I may be going about this all wrong, but I am just one guy and trying my best. I dont want a big pat on the back or a parade, I just hoped that my tenants would feel that we are all in this together, and I am sacrificing a lot to make it a great place. I just want a minimum of respect.

There is just this one guy, who thinks he is Mr. Artiste, who just doesnt seem to understand how good he has it- and that there are ten people on deck who would LOVE to have his apartment, as is, for what he is paying. Yet, he complains and complains. He has two strikes already for some petty & juvenile passive aggressive behavior; I cant wait for the next issue to come up and boot his ass. Once the entire place is finished, and a few more perks added, I will transition the man-child hipsters out and more responsible, mature people in.
