What you suggest sounds totally reasonable however there are many buyers out there at the moment that could cover the shortfall with cash. The vendor might ask the EA to ring around and check the position of any other bidders.

If they suspect they can find a buyer who can cover the shortfall then they will just pull out and relist. Ultimately 10k is 10k and will be worth the delay for them.

It’s a sellers market, they have the power and you would really be surprised at how many cash buyers are out there at the moment or buyers who have a significant wedge ££ that allows them to bid over and cover the shortfall.

It’s a big misconception that just because you can lend 300k means you can bid 300k. The lender wants collateral and won’t give you the money if they don’t think it’s worth that.
