Has anyone successfully underbid on a "stale" house in this market?

Just remember if a house is sitting for a long time it's overpriced, either because seller is unreasonable or there's something wrong with the house to some extent. Otherwise, it would be sold.

We went in at $680 for a $697 house because it had been on the market for ages. But then during inspection we found so much outrageous shit and they weren't willing to counter so we walked. It's still sitting on the market.

We're now under contract for a house that needs some TLC, bid $10k under list at $625. The inspection this time was much easier to swallow - the bones of the house are fine, nothing major, but we will be doing a lot of minor repairs to fix it up (former rental). But it looks crappy right now so it's been sitting and not a lot of buyers want to commit to fixing stuff up on the weekends. That's the "deal" you get with cheaper, stale homes.
