Buy or Rent in Bay area and helpful tips for first time buyers

No, properties are NOT sitting because they are overpriced. There are many good deals right now.
My Clayton listing with the fixer comps proves underpriced not over priced. Another with my other hard facts. I explained it very clearly. Yet, you have the total opposite thought. And here you are trying to tell an expert that they don't know what they are talking about.

You said:

"Being a sellers agent you think buyers are stupid. Since you just got into this business recently you think you know real estate and how to analyze comps."

^^ Wow, quite an assumption. I just got into this business recently? Been in this business for many years, sold over $50 single handedly. Who are you and what have you done? What's your experience? Clearly from your responses, I can tell it's not very good. Based on all of my experience, yes most buyers and agents don't know how to analyze comps and properties. I know this from my years of first hand experience dealing with thousands of agents and buyers/sellers. How many have you dealt with?

All I've seen is a market on steroids? That's interesting you seem to think you know so much about me. Very interesting.

Oh yeah, I'm an inexperienced investor who will learn some harsh lessons in the coming years huh? You really big on your assumptions, aren't you guy?

I don't need any lesson advices from you, thanks. Your low level of comprehension and poor assumptions says enough. Sucks for you if you choose to avoid any listing I have because all of my listings are top notch custom remodeled homes that you don't usually see and the inventory is very low. You probably couldn't afford any of my listings anyhow. Probably are one of those ridiculous buyers who comes in with a low ball, excessive contingency timelines, unnecessary & repeated requests, plays games during escrow and conducts unethically during a transaction for dilemmas created in your head that are non-existent. There's many buyers like that out there, especially during these times.

I can't take anyone seriously who hides their identity behind a website forum and speaks as you are.

Goodluck sitting on the sidelines!
