!~~Contingencies Mega Thread~~!

NYC. Currently in contract negotiations. My lawyer noticed they stuck in an appraisal waiver. This was never brought up before. It seems particularly strange because of these two details:

  1. The unit next door closed last month for the exact same price. It's a near mirror-image of the one I am trying to purchase. I found this out from the listing agent so I assume the seller is aware of this. Actually, the timing suggests that they listed because they saw how the other unit sold. In any case, I don't see the appraisal coming short in this case.

  2. They are looking for a November closing date because there's a tenant. This indicates to me that they are not in a hurry.

Maybe it's me being paranoid but the whole thing makes me a bit suspicious as to why they would do this. The only thing I can come up with is that their lawyer is not aware of point #1. Point #2 was communicated by their lawyer to mine. Any ideas?
