Having Big HELOC Regrets!

Personally, I'm not into the gambling guessing game of what could happen. People try and predict the market and are wrong half of the time if not more. If you're lucky and time things out one way, there's just as much of a chance that you guess wrong and you're even in a worse position than you are in now. Act on what you know you're in control over and minimize unnecessary risk.

With that being said, I would not pull from a 401(k) ever if I could help it. Other savings should be put in place so you never have to touch retirement. The idea of paying back yourself never ends up going as well as people think it sounds. You'd end up selling low and buying high, and the interest won't be enough to make up what you end up losing in time and money. Just don't do it.

There are other options out there that can provide a more reliable solution no matter what the market ends up doing. Depending on your situation, a cash out refi could be an option and get rid of it all together, but an analysis would have to be done to see what exactly would be appropriate for you. Have you ever had a licensed professional take a look at your situation to see what your options are? Even for financial things outside of mortgages?
