Help Tennant hasn't payed rent (Chilliwack BC)

You have two choices -- either or both.

1) You can serve her an eviction notice for unpaid rent. This doesn't really address your problem, but it's your easy remedy. It would free up the unit to perhaps use as an AirBNB until you need it.

2) You can let her stay until she vacates, and then pursue her for the missing rent to the end of the lease. You can't get blood from a stone, but it may be worth it to try if you think a court order will be worth enforcing.

You do have a responsibility to mitigate her damages to the end of the lease -- you have to try to find a replacement tenant from when she vacates until the end of the lease term... but don't worry about it too much, it's effectively impossible to find someone for a one-month must-move-out vacancy.
