How to go about buying a place when you finish school and have a job? Rent, then buy, or live at parents then buy?

Because I feel like rent is a waste

So you've listed all of the reasons why you don't want to live at home and yet you feel rent is a waste. Even though if you were to pay rent you wouldn't have to deal with all of the things you don't like about living with your parents.

Ummm.... hello? If you don't feel mentally well at home, paying rent to avoid this is not a waste. I'm not trying to sound like an asshole, but if you can't see this I'm not sure how anyone here is going to be able to help you.

You're just starting your career. There's a real possibility it may make sense early in your career to relocated for work or personal reasons. You shouldn't feel obligated to buy a house as soon possible.
