Hey! Thank you for your reply. No, I don’t have experience in development, and I was trying to isolate the portion about funding and raising capital for this type of deal without focusing on the rest (and I’m highly aware there is a lot).

And yes, Canadian cities and RE isn’t cheap. I look at the all the posts in this sub talking about homes or income properties that were purchased for 150k and rehabbed for 25k and fully rented at a positive rate of return after operating expenses lol and then refinanced a year later at double the original purchase and construction price.

In my city, you can’t buy a single dwelling home in the city for less than 550k now and that’s in one of the suburbs a good 20 minutes from downtown.
