If I rent my rental studio for a month that I'm away, what's the worst case scenario that can happen?

Worst case 1: they have used the month to establish residency docs and won't leave. You are homeless.

Worst case 2: they leave a tap running and holy hell is water damage a mess, not just to you but other units you connect with.

Worst case 3: they smoke on the balcony and throw the butt into a potted plant and your unit burns, as do the ones on either side of you. You're also liable for any water/smoke damage to the building. Maybe they were frying something on the stove and the oil ignited. Maybe they had a candle get out of control. Maybe they left a tee-towel too close to the stove and forgot to turn the burner off. These are real examples from people I know irl.

Worst case 4: The neighbour's 2 & 6 year olds died of smoke inhalation when they couldn't evacuate in time.

Call your insurance company and ask what the premium would be for renting for the month. Require a copy of your renters tenants insurance.
