Take into account that real estate appreciates at different rates than QYLD and that you can leverage real estate easily.

To me, the leverage would be the main thing. You can have 2-3 properties if you have 150k capital. Yes you pay interest, but it normally works in your favor.

A 150k 5% 30 you mortgage (going a little extreme) is about $720/m.

So now you have 800+310+100 = $1210

About $400 a month, or $1200 a month if you put down $50k on 3 separate $200k units.

Not much more cashflow, but that isn't taking into account that they are paying down your mortgages, so another what? $500-600 a month. You also have $600k in assets that should be appreciating.

There is way more to consider, obviously, just wanted to point that out.
