Just been notified by landlord at inspection that the owner is likely to increase rent by $130.00 per week at our next renewal…which will make it a $200 increase in 2 years…this is fucking insane

Perhaps they're just testing the water with you in the hope that you'll negotiate. If the increase is more than the cost of moving to a new unit then it's not worth staying, if it's considerably less then you can try for a 2 year term. Have a look if there is anything else on the market now that you'd move into.

If $130 puts the property well above what other similar ones in the area are renting for then you can be pretty sure that you're being felt up to see how much an increase you'll cop, most agents have little contact with the owners and it's easy for the owner to swap agents at the end of a contract so I'd say that your agent hasn't even spoken to the owner and so I'd either stand firm on what you're paying or offer a small increase if there isn't much around.
