The answer to your question is the new owner does not trust the PM to handle the money side of the business. If the owner has everyone deposit money directly into an account then the PM is not likely to be handling the deposits, either.

I have a PM who has a special debit card to make cash deposits into our business account but she can't withdraw anything from it. That's just a function of the business account and how to make cash deposits and not really anything to do with trust between me and her, but I could see how your owner might not with their PM.

Write a demand letter to the PM requesting your deposit and/or contact information of the owner. They won't give you information but will have to provide an address where you can send paperwork...it should be on your lease.
