Landlords: How did you end up with a terrible tenant?

My worst tenant also came with the building.

A loud, condescending, bully "urban artist" who bellows and tries to push me around. He demanded that we need to "renegotiate" the lease when I told him I would be enforcing the (hefty!) late fees on the lease he signed with the previous owner.

He threatened me with a restraining order, called me names, etc, but I just put up with him until I had built up a reserve fund for (i assumed) eventually evicting him and then updating his shitty apartment. Once I had enough of his money and bullshit, I terminated his monthly lease. He decided not to pay his last month, so I am now evicting him.

He already has 5 other evictions on his record so I am a little surprised he paid me at all.

I was always amused at how much of an entitled prick he was, and yet so totally clueless. I warned him he was on a month to month lease and told him how much the other similar units around him rent for. If he had any sense at all he would have tried to stay in that unit for as long as possible as the rent was really low for the area.
