1) Yeah, I know I should "find a therapist for my issues." Unfortunately, I live in a country (and in a city) where there are simply no such professionals around

Good thing there's online counseling these days.

To make it clear, I wouldn't treat her badly, or I have any intention of not fulfilling the role of a boyfriend if I go foward with this.

Don't enter a relationship with someone without working on yourself and talking about boundaries/expectations etc.

If this woman is interested in a relationship, she should tell you why that is the case. Is she just looking for someone to share the bed with? Just a sperm donor she knows? Sounds harsh, but you should really figure out what her motives are.
