market has cooled significantly last 2 weeks

Depends on the area. Places like Edmonton and Moose Jaw are burning through the stratosphere the last two weeks apparently ($10-$20 gains in the last 3’ish or so weeks in Edmonton for example).

Places like Toronto, meh, a ton of properties are apparently being delisted to likely ponder repricing since they’re not getting the bidding wars they thought they would (like were seen just a month or two ago), or because they’re in a wait and see pattern from a cooling of things owing to a lot of inventory having hit the market (tipping things towards a little bit more balance).

What area / city are you specifically speaking to? I think that context will speak volumes more than a blanket statement “It’s cooling off”
