[NC/USA] Landlord wants to sell my house while I'm a tenant. No provision in the lease for it. When I pointed this out, he threatened to evict me.

Based on your location, the amount of money your roommate spent, AND the lease provisions you posted, I am almost certain I know who you're dealing with.

pet damage to the carpet (he has known for a long time; carpet has been torn up by the cat clawing at it) Whatever, he can't keep your whole security deposit because of it.

an extra pet in the house (he has known and not said anything about it) If he's already acknowledged the pet and collected rent, he will not prevail.

he thinks there were extra tenants at some point but admits he has no proof (friends stay over constantly as we all have diff schedules and hang out with people at diff times) Whatever. That lease poorly documents what a tenant really is and what's a guest. If they don't have a key to the house and can't enter and leave freely, they are not tenants (unless they've stayed there for a very long time).

I don't want an eviction on my record, but I am literally incapable of moving out due to finances. Just wait until you go to court and let them know he knew of the "violations" and continued to collect rent. Wake magistrates hate that shit.

I suggested to my landlord that we would move out in exchange for moving costs and he countered with the eviction threat instead. Sounds like him!

Can he evict me for (what I would consider to be wear and tear) damage to the property? No. That lease requires a 3 day notice. He must give the notice IN WRITING. Don't let him do some "verbal notice" or any sleazy shit like that.

Can he evict me for having an extra pet even though he's known about it for a long time and has continued to accept rent? NO!

What are my options? Please fight him! If you are working with the attorneys I think you're working with, they will make sure to protect you.
