Not sure how to sell my defective house

Got it. The question of what a buyer will put up with or be willing to spend money to fix depends a lot on the type of market you are in and what type of people are buying in your location.

I once sold a house that, when I bought it, was a bad flip. The previous owner had kept it as a rental for many years, hadn't fixed anything, and then did a quick flip job before putting it up for sale. None of the real problems (old pipes, old HVAC, old water heater, etc) were fixed. I had planned to do a full remodel but it turned out that there were other parts of the neighborhood, HOA, etc that I didn't like, so I ended up putting the house up for sale soon after buying. Turned out that the house was picked up quickly at more than I paid for it by an investor who just needed to buy fast for their 21c exchange. So there are situations, like a hot market or a market with investors or 21c buyers, in which having problems is not going to keep you from selling.

My realtor told me "Every house will sell at the right price." If it were me I'd put the house up for sale and see if it sells at a price I can deal with. Depending on market, there are people who will do all that work because they want things a certain way or don't expect the house to be perfect at purchase. Worst case scenario you have to put the money in yourself prior to selling.
