The puzzle of Vanier’s lack of economic progress

I think the lack of LRT access is also affecting Vanier. Of course the neighborhood is still close to downtown, but the infrastructure has driven up housing demand in much of the city, making their distance to downtown less of a problem. Plus I think there's a general shift of interest to the west because of Kanata being a big driver of private employment and maybe more agencies moving in that direction like the DND.

With that said, the lack of LRT convenience keeps Vanier affordable for lower-income people while keeping them relatively close to jobs and social services. Sucks for homeowners looking for a financial return on investment, but at least if you're poor you don't have to mass somewhere far and crappy like Herongate to have affordable housing.
