Scumlord or lazy?

Landlords just want the place taken care of and the rent paid on time.

Your roommate sounds like he could punch holes into walls.

As the landlord if he can work with you. Set the plan and put it in action. The landlord equivalant of writing your own work reference.

Write up a document, and every month collect the rent, issue receipts, and on the main document with the 'cash' write out who the rent is from and when they paid.

Your roommate will be in 'default'. And you as a lease holder will be 'liable' sort of, but if you keep your LL in the know, assure him that you'll cover the rent, but you need it to be late a day just to document that your joint tenant is in default.

Repeat 3 months, then your landlord can file to 'null' your lease and 'evict' you. Then your landlord can sign you to a new lease without your addicted roommate.

Takes a bit of work. Doesn't have to 'document' a default, doesn't have to charge you a fee, but it's the easiest way to get rid of him.

Takes outside the box thinking. But I've done it with my landlord. And he loves me. and it worked out well.
