Yeah. If you’re open to more funky and not the wealth displays that some people talk about on this sub (Mc Clarens, etc) you’d get by without that. Like I said…it’s hard to say. Some of the fire folks are really into a life style that “looks rich” and is in line with neighbors.

Upper Riveria is pretty safe from fires…at least more safe than the areas around the botanical gardens. I think hills above the mesa a better bet as far as fires go. You might also like Bel Aire. And local shops like Lazy Acres as well as some decent small restaurants. Last decent house I saw in hope was five million. Personally that’s not the neighborhood for me. Don’t like all the driving to get in and out, but the surfing there is really good.
