Selling House without Realtor,offered VA loan

This is awful advice. Why is everyone on here recommending she use an agent? As a licensee myself this kind of crap is why agents have such a bad reputation. An agent's sole purpose really is to find a buyer at the most competitive price. She's already found a buyer. Finding out the price of a home is not difficult at all. And she could hire a real estate attorney to draw up the necessary documents for a fraction of the price an agent would do it for.

OP do this: - Ask an appraiser to comp your home. - If the price is higher, ask for more, while keeping in mind the money you'll save not using a Realtor so that you don't scare away the buyer. I.e. the appraiser may tell you comparable homes are selling for 220k. That may be true but majority of those homes probably used a realtor and paid 5-6% of that in closing and agents costs. So price it with that in mind bc you only have one buyer. If the price is less, go with what the buyer is offering. - Talk to a reputable real estate attorney and have them draw up proper documents to transfer the property and protect you from any liability.
