[Serious] Landlords of Reddit, what is your worst experience with a tenant?

I had to clean the place after the tenant left. They trashed the place without putting any holes in walls or breaking windows.

I opened the door and looked in and a full power holy shit that smell hits me, I had noticed a foul odor in the hall, but, it was like opening a moldy milk jug.

What I see makes me wretch a little bit. Garbage, lots of garbage, and lots of containers and cans. Easily the nastiest looking mess I have seen. Dirty walls, handprints here and there, just disgusting.

So I go get protective gear on, respirator, some goggles, heavy cleaning gloves over the blue hospital type gloves. I start into the mess by walking around with a can of disinfectant and a can of bacteria killing air freshener. I empty two cans for a small two room apartment. I open windows, I leave for a little while to let that air out. I get contractor bags, a shovel, an industrial dustpan, and some cleaning supplies and a broom that all will be thrown out. I ended up using three 5mil bags to quarantine the mess and liquids and pokey sharp glass and food can bits.

There was a coffee table from hell... A long coffee table was brimming full of various containers, cups,mugs,cans, glasses, plastic food containers, several mushy dripping oozing freezer bags of now fermented food ( I think?) Half drank cups of coffee, at least one jug of piss in a milk jug on the table. A couple of milk jugs had fermented and were on the verge of bursting. A clear middle had settled foam curds on top and a thick dark layer on the bottom. That didn't make me gag to bad when I put it in the trash. I used a shovel and a broom to clear the table. It was difficult to move anything without moving other parts. It would have made a tremendous I Spy Super-Disgusting edition photo. I saw colors of mold I have never seen before. Some cups had coffee remnants with blue and yellow molds. No big deal. I saw some green fuzzy molds and some dark fuzzy molds. I saw one cup had a multicolored island of bright colors, no idea wtf that was but I just carefully stacked full dishes on top of clothes and crap so I didn't have to dump them all in the toilet.

I'll keep going. There were a few bags of stuff hanging off the table, dripping onto garbage on the floor. The floor had cigarette butts galore, dirty laundry, random papers, more misc junk, more garbage, empty food cans turned into ashtrays stuffed with butts. Dirty shoes, a few boxes of standard crap people abandon.

The other table was like a fuckin piss jug collection convention. I think there were a couple bags of I'm too fuckin' lazy to use a bathroom so here's a double line plastic grocery bag to save the day. That made me gag pretty hard, I didn't see shit, but even using industrial garbage tongs and a shovel just seeing the visual of the plastic bag flex...shudder. Something on the coffee table made me dry heave when I got it in the garbage bag. It was so foul I can't even remember exactly what it was, probably the tentacle monster thing that was going on with some foamy mold punch in a big that I saw when it spilled as it was going into the trash bag.

The Fridge was nearly a loss, but, with a lot of bleach water it eventually was fine. Covered in sticky stuff the fridge was pretty fucked. I just bleached it down and scraped it and washed it a few times after shoveling out weeks fermented foods.

I had to do the initial filth removal, scrub a few gooey spots on the floors, then come back to do an initial cleaning to scrub walls and wash floors and trim and the furniture. Then I had to do that all one more time then do two or three more times mopping the floor. Unbelievably dirty.

Only real lesson learned is when renting to people should probably put a thing on the lease that gives a couple times to inspect the place to see it's not being destroyed and follow through with said inspections.
