[Tenant US AK] is my landlord overstepping?

Generally we give out a 24 hour notice and say we will be there within the next couple days. Legally we have to do the notice, but out of respect for tenants we would not make the time range to be three weeks.

Also, a property owner or manager could walk up to your place and enter it almost immediately and completely legally if they wanted to. No notice of entry is required if its felt that something inside the property is happening that could be damaging the property or endangering someone in or near the property. For example if they walk by and hear water running and knock and no one answers within 10 minutes, they can enter.

We have had a situation where a downstairs tenant called us to say the upstairs tenants shower has been running for over 4 hours and water was leaking a little bit through her ceiling. We arrived and contacted our lawyers after no one was answering the door. They advised "Three loud knocks at the door and wait ten minutes" We entered the property, no one home with the shower on and the shower curtain outside the tub. Ruined the floor and ceiling below.

A lot of laws are in place to protect tenants as it should be. But dont forget that a lot of things are in place to get around those laws to ensure the property owners investment is safe to.
