Tenant Rights?

Just leave.

Eat the security deposit and get the hell out.

I have had a few bad landlords in the past and even if they do fix all the problems in the home they are not going to fix all the problems in the community.

Find a few friends and rent a place in Troy or Sterling Heights.

Your "rights"

With the neighbor.

It is legal to get drunk and make noise. If he makes noise after 10PM you can file a noise complaint, and you probably should. Trying to "pick you up", again, not illegal. Unless the neighbor really pushes and you say "NO" then if he continues you can file "harassment" charges (but be ready to deal with going to court and testifying against him). In the end you chose to live in a place where there is a higher percentage of shitty and disruptive people. And you ended up living next to one of them.

In the end issues with your neighbors and community are not the responsibility of your landlord. Even if your neighbor has the same landlord. These are community or legal issues.

With the apartment.

The thermostat, if it wasn't there when you moved in then it's not there now. You cannot complain about that. The door, the landlord should fix it, but you say it is all "rotted", unless you have lived there for 30 years I would assume it was rotted when you moved in. Again, why move in to a place with a rotted out door and no thermostat? Frozen pipes? That happens, it's part of living in Michigan. My parents built their house in the 60's and their pipes have frozen at least once every 5 years. It sucks, but it happens, especially in older homes. It is really bad timing, but they should thaw out. I have found leaving the water on just enough to "drip" keeps pipes from freezing.

In the end, and I am sorry if this sound contrite or condescending, but you chose to live in a bad area and rent a "half a flat" from a slum lord. What the fuck did you expect?

I am sorry, but from your post it looks like you made a series of horrible decisions and are now playing the "victim" card.

Just leave. Get out of there, get together with some friends and rent in a better area.

But from all your complaints I really don't see you having any legal standing.

You knew there was no thermostat.

You Knew the door was rotted.

Your neighbors are citizens and have rights as well, if they break the law you need to take that up with the police and not your landlord.

Frozen pipes is extremely common in older homes. (this one the landlord should try to fix fast)

In my (soon to be downvoted) opinion, this is simply a "lesson learned"
