That house sounds IDENTICAL to mine.

When my wife and I got married we planned on buying a one room cabin on land in the country. 3 years later and we ended up buying a 2,900 sq/ft Victorian built in 1865 right off of Main Street in our little town.

5 years prior to buying a tree fell and damaged the houses roof/siding and the barn roof. Insurance covered all new siding and roofs. (Shingles on house/steel on barn)

The house sits on straight bedrock with a 2 foot crawl space and NO insulation under the first floor. Insulation in walls is minimal and the attic had haphazard modern insulation thrown in there.

In the winter our floors are freezing cold so we wear slippers and triple insulate our dog beds. With the addition of using our pellet stove a few hours each day, our electric heating costs average $290 a month December-March + $200 total for pellets. A little high, but in the summer our electric bill is about $60. Summers get hot but keeping windows closed till evening works wonders.
