ULPT: Make vague comments such as “scratches on floor,” “cracks/minor holes in wall,” “dents on wall”, “rips in carpet,” etc. when filling out a conditions report upon moving into a new apartment to pre-emptively cover yourself for potential damages.

I run a property management company, and have dozens of doors on or near campus. Pre law college students love to fight this kind of stuff. I've been sued and gone to small claims over damages tenants say they didn't cause plenty of times. The move in inspection document is a contract, tenant saying this is everything that's damaged before move in that I'm not liable for, landlord acknowledging those things are damaged as listed and the tenant is not responsible for them on move out. I basically don't even need to talk in court and have never lost, never been in front of the judge more than a few minutes. "I just didn't notice it at move in" is met with "then you shouldn't have signed the contract until you did a thorough inspection" without fail, it's not going to gain you an penny.
