What can I do with my spare room to make cash that isn't roommates/terrifying?

They're a lower social order. If they don't like the way you live, they can go live with others like them. And were do those people end up?

This is the thing. People of a lower social order count on social engineering to overstep their boundaries.

I have a roommate that insists for some reason to play loud music all the time.

Doesn't bother me. I'm on the opposite side of the house.

He feels that it's normal for the other roommate to bang on the wall as a method to turn the music down.

He seems to think that turn the music down after 10pm means play it long and continually alldaylong.

Put up with it for 8 months. I'm kicking him out. He gets to move out on his own terms, but he's moving out sooner than later. He is the last person I am ever going to allow to use social engineering to get away with his bad behaviour.

He's the last person I'm going to live with under the age of 25. This guy was 20. A kid basically, eating macaroni and cheese. Not because he's poor. No this kid has brand name everything. He's just stupid.

He insisted that his room be at 85. Told him that's not possible unless he pays for it. He was unable to keep it to a reasonable temperature, so I told him that he had to pay for it then. His solution? Take out the heater and live without it. This person was unable to self regulate. Now lives in a freezing room, now warming up with spring.

Just.a.stupid.person.

The last person I showed the room to wanted to know what the rules were in regards to overnight guests and noise. I told him common sense. He looked at me dumbfounded. I told him straight up. Common sense. No point in me explaining what I want, I told him. I told him to tell me what a good rule was and I would see if I wanted to live with that. That way if I didn't like what he wanted, or if he moved in and broke his own rules, he could move out. He never came back.

I express my zero tolerance for noise, mess, and BS. I tell people that I'm going to call them out right away on their shitty roommate behaviour. I have tiny notes written everywhere in regards to stupid stuff I don't feel like having to say over and over again. Like run dishwasher only when full. Do not run washing machine after 10pm. Dirty dishes in dishwasher or your room. Don't hoard dishes in your room. Don't game the system.

If they hate my rules, if they think I'm crazy, they're more than welcome to not move in.

And here's the acid test. I tell people that they don't have to do any chores. They just have to clean up after themselves. Which essentially means deal with their own dishes and do light cleaning of their own crumbs. They don't even have to take out the garbage or clean the bathroom. If they do do something, the mark it on the calendar. If what I see is not enough in comparison to what everyone else puts in, it's $50 extra a month paid off to everyone else that puts in.

Now, I refuse to live with anyone long term. Everyone I live with now has an expiry date. What does that mean? Sublets.

Furnish the room nice. Good quality bed. Good desk. Good chair.

I charge more, and be ultra specific on what I want.

And now with sublets, I know exactly when they're leaving, so I can start advertising very early to get the right person.

Charge more, and have shorter stays.

You'll get people who are higher order. Slobs and assholes that will deride you won't even think of going to the sublet section.

Sublets are Medical internships, higher level employed people looking for an alternative to AirBnB.

Standard Roommates? Never again.
