What to do with rental cash flow?

A bit more background: My goal is to allow passive income sources to sustain my lifestyle and this $300 would go a long way for that. There is definitely a gamble being played here though and I can see that.

I've been able to reduce my expenses to ~$500/mo by moving in with my parents and I'm able to source around $800-900/mo from passive sources (including this $300). If I don't consume this $300, I'd still be able to cover my expenses, but it would certainly be little tighter.

All of my earned income goes into savings/investments at the moment and none of it gets spent. This helps me psychologically because it allows me to feel like I'm not at all relying on earned income and if anything were to happen to that income, I'd feel ok losing it.
