Where do people find these cheap deals that I see people talking about?

I dont know specifically what youre referring to but my guess is people are talking about buying off market houses. Thats what I'm currently in the process of doing. It has its own pitfalls.

But there are services where you can find a house you like and suspect might be for sale and they'll get the owner info and send a letter of inquiry for you. Or even mass produced flyers and they just slam half a town. I've even heard of people being really pushy and approaching grieveing families after a loved one dies with cash offers.

There was a post not too long ago from someone who was sick of being harrassed by pushy, desperate agents photographing their home and approaching them because they wanted access to the landlord to see if he'd be willing to sell.

Dont do that. Is bad.
