Would you play a game like this? Why 'yes' or why 'no'?

Personally I would explore the possibility of this being more of a turn-based game

Maybe a turn consists in your character moving in a straight line, and when he lands on a tile you either rotate that tile let's say 90 degrees, or an enemy's tile? I thought that turn-based would make it less challenging since you have quite some time to see where enemies are and where they will head to based on the tiles rotations (remember enemies don't have much of AI, they just move in a straight line and rotate when they land on a tile that is pointing at a different direction).

But I will think about the turn-based suggestion a bit more, it could be a good idea.
