37k due on rent, facing eviction...

This actually seems like it becomes more of the fault of the landlord, not the tenant. There should be a limit on how many months you can let a tenant be late, after which you’re required to send them a letter/file paperwork & let them know or something (with special circumstance exceptions, which would be a simple filing from the landlord, that was just for records sake; for landlords who go by the book/want to keep everything legal/documented). It’s seriously unrealistic & unethical to let it go so long, then all of the sudden ask for a huge chunk of change, and possibly be doing it knowing that it couldn’t be paid, and use it as grounds for a court approved eviction.
