Why hello, Realtor dropping in. I've been lurking in appraisal for awhile now.

I have asked questions here about making a shift from sales into appraisal. I had previously worked in processing for lending and title. Sales is actually a very small blip in my RE career path. With over 15 years industry, 4 sales.

I've always had a passion for higher learning I'd been considering going back to school for my bachlors and to eventually pursue law for estate type planning. However, I have a mentor who is good friends with a senior level appraiser who could get me on board into appraisal. Advice from this subreddit said to try for the latter.

Going to 70 houses with a client while writing 10 offers that are rejected due to the clients inability to compete with appraisal guarentees and over pricing has left me burnt out, especially when I was working with primarily first time fha home buyers in the low 100ks where these houses have doubled in value.

I get not wanting to creep on your profession. I had friends who all went and bombed licensing exams because they all decided if I could be a realtor so could they. After they failed I offered to help them study. Having to defend your commission when your commission is gobbled up in fees and splits. The inconsitency in business being the biggest problem for long term goals.
