Hey man, I suggest keeping the coverage under one policy or at least with the same carrier if possible.

There are many carriers with homeowners policies who can add on a landlords endorsement.

This is ultimately cheaper for you to package all your needs into one policy; and the insurer will never break your chops if (god forbid) you encounter real damage leading to a claim.

When the policies are split and with separate carries; it's very common for both carriers to argue coverage amongst themselves; or deny portions of the damage, assuming that the other insurer is responsible for it.

The time the carriers take arguing coverage and liability could be very long sometimes and becomes very frustrating for you and your tenants, who want to get back in your / their homes. This could also lead to either one or both carriers drawing a line in the Sand and refuse to cover certain items; leaving you high and dry to pay for it yourself (until they finally determine who owns what)

If all the coverage is with one carrier - there's no arguing "who owns what" they are on the hook for all damage - they only need to separate portions to be paid under the correct line of coverage (which doesn't slow the claim down at all)
