This housing market is insane. Condo sold earlier this year in March back on the market 6 months later w/ ~$120k markup.

All of the people who sacrificed space and access to nature for the excitement/entertainment of being in a city learned really quickly how much that sucks when you take away the excitement and entertainment of the city. And working professionals/young families with places in Boston have the money to spend.

Salem offers the best of both worlds. There’s still (albeit on a smaller scale) city life aspects but you’re right in the heart of the north shore. And a condo still costs 60% or less of what it costs to live in Charlestown or Southie or the North End. You likely have a parking space, etc.

This is all pandemic driven and the longer this goes on - with new variants and continued/increased restrictions - the worse it’s going to get. Everyone keeps saying “the market will cool off” but I honestly don’t see that happening without a decade-long shift or pull of families back to city neighborhoods.

Markup is $120k today - could be $240k in 2 years. I wouldn’t hold off to find out.
