5. It will be messy, frustrating, and way more expensive than you think. Pools are just insane these days. Be patient but firm, hire an attorney for contact review pre build and keep on retainer until close. Custom cabinetry is also tremendously expensive. Be careful with electrical/lighting. I really wanted a panelized Lutron system, got really silly really fast. It better be as cool as I hope.

Details matter. You need to be your own advocate too.

Don’t forget after you get done spending your communion money you still need furniture. And lighting fixtures.
