  1. Zoning laws
  2. the 2008 crash
  3. years of low interest rate Fed policy
  4. covid
  5. Covid related supply shocks
  6. environmental regulations
  7. acreage, parking, and building code regulations
  8. eviction moratoriums

By the way, the 70s were not a happy time for: lgbtq people, people of color, people who enjoy low inflation, people who don’t enjoy US involvement in Southeast Asian wars, people who don’t enjoy breathing fumes from leaded gasoline, people who don’t love driving massive gas guzzling sedans, people who live in cities
