Building My First Gaming/Flight Sim PC

I was able to find an i5 6600k for $45 on ebay, I really don't know if it's legitimate or not for that price, but the guy has 5 stars and 9 other people bought it in the past hour. I have a full money back guarantee anyway so it doesn't really matter. Anyway would this be good? I'm trying to save on the motherboard so I can eventually get a triple monitor flight sim setup. And I might get a semi-modular power supply too.
