How much money do you make a month from passive income on average?

You can get a house for that, it’s the down payment. Then you can take out line of equity to get down payment for a second house.

As long as the rental income will always be at least slightly above the cost of maintenance and mortgage then you’re good. (So basically what’s the lowest rent it’ll ever be like in a bad economy etc.)

Another thing I’ve seen people do is go in on a property (commercial or residential) with more than one person. You of course want to have a legal contract that goes over it because it’s basically a partnership.

Another smart idea I’ve seen a lot is people will get a duplex home or a home with a guest house/in-law unit and they’ll make one an AirBnB and the main house the regular tenants. The tenants rent covers the overhead and the AirBnB ends up making more than the tenant but without the risk of not making enough for your overhead.

This all of course depends on the city you are trying to invest in (cost of the properties, projected growth, etc)
