Renters usually have more property rights/protections than the property owners.

Give clauses so you can access your property at any time, can evict them or sell the property with 30 days (or your state’s minimum notice), that they agree xyz are in working order at time of possession/move in, that they are responsible for toilet/sink/shower as they possess (so you’re not on call for them messing stuff up).

A good attorney will walk you through all this - and put the pressure on them if they start screwing you over.
