[FL] Living in a leased commercial property?

I appreciate your response so much. Tons of great info here. I'm going to respond in the same numbered format as you, because it seems really efficient.

  1. I wouldn't be using the space for anything other than living. The consulting I do is largely remote, and it wouldn't make sense for me to keep an office as well as an apartment/house. If I was unable to live in the space, I wouldn't have a use for it, as I can operate out of my home without a hassle.

  2. I apologize for this. I don't have a past eviction, I have a great rental/credit history. I meant other than eviction, are there any possible repercussions.

  3. That's great to hear. I would just want to make it didn't look like I was living there when they came by. I already established with them that I would have very irregular hours, and would not be retail based. There's no worry of them getting a security guard though. As I mentioned, it's a standalone building, the property management agency is only responsible for this single unit at this location. A guard would be infeasible.

  4. This is what I'm really hoping for. I'm a great tenant, I pay my rent about 10 days in advance every month, just to be absolutely sure to avoid late fees if bill pay through BofA has an issue. My current landlord for the house I'm renting has only come by maybe 2 times in all 3 years. And that was well announced before hand, and only to take care of some damage done in my backyard from a storm.

The place I've found is located pretty centrally downtown, but it does have private parking in the back. I'm assuming I'll have a sticker or some kind of marker for my car so they know I'm allowed to park there. This is by no means a large city, but I can absolutely see cops driving around back there. That's something to think about.

The LLC isn't a horrible idea. The only reason I considered keeping it in my name would be waving General Liability insurance, which albeit isn't much, is still a savings.
