What are people slowly starting to forget?

Right now we aren’t seeing overvaluations in any market with the exception of tech. Even then it isn’t dot com era levels.

Rising earnings and stagnant market prices have brought valuations to normal, if not low, levels for the stage we are at in the market cycle.

I think what people are feeling is the gap between the wealthy and the new entrants into the market who are still paying off debt. There are still a ton of renters out there. Rates are still low. I don’t think houses will rise at the rate they have, mainly due to rising rates, but I also don’t think they will bust like 2008. Completely different scenario.
