Empowering buyers in a competitive market

Emotionally I’m fine to ride the wave with them. They are genuinely delightful people, not only deserving of a great home- but I truly truly enjoy working with them. I absolutely intend to stick with them and we’ve had great rapport despite the disappointment I know they are feeling.

Yes on all of the above. I keep them up to date on the typical overage and well informed on the market trends. We are offering well above listing, waiving all contingencies, and taking necessary risks. They are just too timid to stretch that risk tolerance a bit to offer what is more likely to be the highest bid. And in this market coming in 3rd or 4th is not enough.

I’d like to help them navigate that risk a little more to go all in. They are well educated on the market, just a bit risk averse.
