Seller wants to take mineral rights and I think my realtor messed up

So, now we are talking, and there is no signed contract for me, however, there is a signed Residential Listing Agreement, Exclusive Authorization and Right To Sell form

The first line has this:

  • ...including all mineral rights owned by Seller, if any, all of which may be described in any property data form attached to and by this reference made a part of this Agreement (collectively referred to as “the Property”.), and grants to Broker the exclusive right to sell the Property...

My new course is that the seller is in a negotiation with a qualified buyer (I'm all cash ready) and is now attempting to re-write the listing agreement by disguising the forgotten mineral rights as a counter offer - when it is already clearly called out in the listing agreement as a part of the "property".
