Advice For a frustrating client

Writing an offer for a client should only take about 20-30 minutes, especially if you have written one for them before. You may want to look at your systems around how you handle their paperwork and make some changes for efficiency. If it is your skillset around the contract, then you may want to take some classes or find a mentor to walk you through knowing the contract inside and out.

Regarding the client, have they changed the terms of their offer 3 times, ergo the three offers? I’m sure the listing agent WANTS to limit inspections and appraisal, but in a shifting market the seller may no longer get those terms. My recommendation would be to write the best offer for your clients and let the seller counter.
