At the end of the day - this guy probably only cares about the money he gets. Finding a new renter is annoying. If you tell him "yo you freaked me out and now im looking into my options as far as breaking lease due to safety concerns - wtf was up with you yesterday?!" then he might start respecting you. He might also fly off the handle again though - so record everything.
