yeah, you've clearly never built a house... The term "Utilities available" doesn't impact my previous post at all. There are PLENTY of properties out there for 40 grand. There's a reason they cost what they do. I just recently helped some relatives build on a lot that cost 40-something to buy. The final price was around $220,000. They put a mobile, or manufactured home on it. I remember the cost of the home itself was around 55-60,000. If you math that out, the cost of the home and lot was about 100 grand. Where did the rest of that money go? The utilities were already on the lot. Transformer from underground power, water, even cable... Already there. You've got to get said utilities to your construction spot, and you're probably not licensed to do that. My relative was, though. He's a licensed electrician. What about water and sewage? What about city building fees? What about earth removal/grading and a foundation? What if the city requires you pay for the sidewalk? You're in for one hell of a reality check if you try and buy one of those lots so you can live on it.
