Buying a house costs a lot more than you think.

Agree times a thousand on this. My parents are amazing and randomly my dad offered to give me a down payment on a house, since he had some money from my grandparents dying and the sale of their house. I kept him in the loop on the process and knew the budget and everything, and what I could pay monthly. I had about 8 grand he'd given me as an inheritance from my grandparents. That all went to inspection reports, earnest money, do that again because I backed out of a house with crappy sketchy flippers who wouldn't fix anything, and then I had no idea closing costs existed.....as much as I love my dad and am eternally grateful for the privilege he afforded me, I was really mad he didn't warn me about them. We wound up splitting the closing costs, but I essentially cleared out my entire savings to buy, which made (and still makes, because I can't build it back at the moment thanks to covid and life) me very uncomfortable if something were to break in a major way.

Had I known before we were under contract, I would have adjusted my budget down some.
